2. What does “custom home” mean with Pencro Properties?

A custom home means your house is designed for your needs, preferences, and lifestyle, not taken from a cookie-cutter model. You work directly with the builder to shape layouts, finishes, and details, and the plan is tailored to your lot.

3. Can I build on land I already own?

Yes. We can assess your existing lot and determine the best design, site conditions, and feasibility. Every lot is unique, so we will guide you through evaluation, design, permitting, and construction.

4. Do you offer pre-designed floor plans?

Yes. We have a selection of thoughtfully designed floor plans like The Jasmine and The Lotus that can be customized to your needs. These are ideal starting points and can be adjusted for layout, finishes, and optional features like garage size or porch style.

5. How much does a custom home cost?

Costs vary based on design, finishes, lot conditions, and customization. After an initial conversation, we refine pricing so you clearly understand what’s included — with no hidden surprises. Transparency and clear communication are fundamental to how we price each project.

6. How long does it take to build a custom home?

Build time depends on factors like plan complexity, permitting, seasonality, and material availability. Once we define a plan and permitting schedule, we’ll share an estimated timeline. Typical construction ranges from 8–12 months from final plans to completion.

7. What is included in your process?

8. Do you handle permits and approvals?

Yes. We assist with permitting and coordination with local authorities as part of the build process so that you don’t have to navigate that alone.

9. What warranties come with the home?

Every custom home built by Pencro Properties includes a 10-year structural warranty and applicable manufacturer warranties on products and systems. This gives you peace of mind and protection long after moving in.

10. Can I choose my own finishes and fixtures?

Yes. You choose finishes — from cabinetry and flooring to lighting and countertops — through our selections process. We guide you with recommendations that fit your style and budget.

11. Do you build move-in-ready homes?

Yes. In addition to custom homes, we build select move-in-ready homes using the same attention to detail and quality craftsmanship. These are ideal if you want a new home without going through the full custom build process.

12. Can you also help me buy or sell an existing home?
